Description
Located in a vast wooded area, the project aims to create a residential eco-district based on an integrated, sustainable approach to development. Following the production of preliminary plans in 2021, the project owner wished to reorient the development to include strong principles of preservation of the natural environment, sustainable mobility and quality of life. In this context, Atelier Urbain was commissioned to plan the site and assist with the procedures required to obtain municipal authorizations as part of the overall development plan (PAE).
As the site is part of a larger wooded area, and as the current PAE requires consideration of all the zones concerned, an overall vision and a preliminary development concept were drawn up for the site and for the entire sector. This approach has enabled us to structure a coherent project, in line with the ecological sensitivities of the environment and the applicable planning requirements.
The eco-neighborhood concept is based first and foremost on the integral protection of sensitive natural environments and the integration of sustainable water management. Streets and paths are conceived as components of the site’s green, blue and brown network, contributing both to the enhancement of the landscape and to the neighborhood’s environmental performance. The project also includes a large central park accessible to all residents as soon as they leave the buildings, as well as a network of paths and a main road providing direct access to nearby natural areas.
The layout of the homes has been designed to offer views of the green spaces to as many residents as possible, while ensuring a diversity of residential typologies, including townhouses, multi-dwellings and through-housing. The quality of the living environment is also supported by the presence of convivial common spaces and the integration of shared facilities, such as self-service bicycles and cars, to reduce individual consumption and encourage sustainable practices. Through its sensitive approach to the natural environment and the quality of its planning, the project will thus contribute to offering a distinctive and sustainable living environment, within which nearly 325 homes are planned.
